Mark your calendar!
Semi-Annual HOA Board Meeting
November 7th,
7:00pm, Denton South Public Library

Its that time of year again for the RobinsonOaks HOA to hold open elections for new Board members. We will also review the 1) minutes of the last meeting 2) current list of the most pressing issues affecting the neighborhood, 3) the financial status of the HOA and allow for open discussion.

We believe the single-most important issue to the continued success of the HOA is the election of new Board members. During the meeting, we would also like to answer any questions regarding the specific duties and time commitment assigned to a Board position.

Our residents each have unique professional backgrounds and skills to bring to the table in the HOA. However, we fully recognize that each of us also has time commitments with work and home that may preclude people from participating. Thankfully, the HOA Board member can make that decision of how much and how little of time they can commit. The minimum commitment may be as small as 1 hour per week. Please take a moment to see some of the potential benefits of becoming an HOA Board member:

1. A chance to create and implement YOUR solutions to improving the status of YOUR investment in the neighborhood.

2. A chance to strengthen the effectiveness and efficiency of all operational areas within the HOA.

3. A chance to build resume skills such as public relations, financial, website management, communications, horticulture and project management.

4. A chance to promote civility and collaboration among board members and homeowners.

5. A chance to ensure that Board decisions are congruent with the interests of the community.

The Semi-Annual Meeting of the Robinson Oaks Homeowners Association will be held on Monday, Novemeber 7, 2011 @ 7:00 pm at Denton South Public Library located at 3228 Teasley Lane, Denton . Sign-In will begin at 6:30pm and the meeting will begin at 7:00pm. In order to be sure of a quorum [30%], please sign and date the Proxy you received in the mail and return it by fax (817-654-1717), e-mail to gnorth@principal-mgmt.com or mail to Principal Management Group even if you plan to attend.

Information about FM 2499

Brian July 5th, 2009

As many residents are already aware, the land to the East of Robinson Oaks is the future FM 2499 road that is ultimately intended to be an alternative route south across Lake Lewisville to I-35. Oakmont II (on the other side of FM 2499 from Robinson Oaks) has shared some information about the project which we want to bring to the attention of our residents.

Mr. Eads:

I have been asked to respond to your inquiry concerning proposed construction of FM 2499 in Denton.

FM 2499 will be along a north/ south alignment just to the east of Miramar and west of the cul-de-sac on Marquette. This portion of FM 2499 is referred to as Section Five. The proposed project will construct a six lane divided urban roadway with a raised median from FM 2181 to IH 35E. . A urban section is described as a curb and gutter with a storm sewer system.

The proposed crossing of FM 2181 will occur at Barrel Strap Lane. Which is just east of the Denton/ Corinth city limit line. (Mapsco: Denton 84Q, Fort Worth 448Q) Between Old Alton Road and Oakmont. The intersect at IH 35E will be at Mayhill/ State School Road. (Mapsco: Denton 69U, Fort Worth
348U) .

The project has been tentatively scheduled to open bids from contractor’s in February 2011. Construction usually begins about two months later and I estimate construction would take approximately eighteen to twenty four months.

FM 2499 will continue southward with several other projects.
1. Section 4: construct a four lane divided urban roadway with a raised median from FM 407 to FM 2181. Open bids September 2007. Three to four years to build (bridges crossing the lake).
2. Section 3: construct a six lane divided urban roadway with a raised
median from FM 1171 to FM 407. Open bids July 2007. Twenty four months to
build.
3. Section 2: add fifth and sixth lane from Spinks to FM 1171. Estimated completion date December 2007.

The project schematic’s showing the proposed alignments is available at www.keepitmovingdallas.com. The subject roadway is located in the FM 2499 section. The files are PDF’s and some are large. Copies of the schematics are also available at our office, address listed below.
