			<content:encoded><![CDATA[<p>The HOA has invested in some additional security at the pool which will impact all residents when the pool opens in the spring.</p>
<p>1. After the pool closed for winter, a new card based access system was installed on the gate. Instead of entering a code on the door, each home will be issued electronic access cards which will open the gate simply by waving them over the card reader on the gate. This will help us better control access, reducing use by non-residents, and letting us know who was using the pool if anything is damaged. Residents must be current on their dues to receive access cards, and cards will be distributed before the pool opens in the Spring.</p>
<p>2. In addition to the access system, 3 remotely monitored and motion-activated cameras have been installed around the pavilion to monitor the pool and playground areas. Our hope is that this will discourage vandalism and unauthorized after-hours use.</p>
<p>3. Lastly, we have extended the height of the western pool fence to discourage fence-hopping.</p>

We&#8217;ve invested in this improvement to try and extend the life of the wall and avoid the sagging and breaking problems that the unsupported walls around Oakmont have suffered, which required costly rebuilding.

<p class="MsoNormal"><span>We believe the single-most important issue to the continued success of the HOA is the election of new Board members. During the meeting, we would also like to answer any questions regarding the specific duties and time commitment assigned to a Board position. </span></p>
<p class="MsoNormal"><span> </span></p>
<p class="MsoNormal"><span>Our residents each have unique professional backgrounds and skills to bring to the table in the HOA. However, we fully recognize that each of us also has time commitments with work and home that may preclude people from participating. Thankfully, the HOA Board member can make that decision of how much and how little of time they can commit. The minimum commitment may be as small as 1 hour per week. Please take a moment to see some of the potential benefits of becoming an HOA Board member:</span></p>

Bring a side dish or desert, or don&#8217;t, we don&#8217;t really care so long as you come.</p>
<p>We do recommend bringing folding chairs and swimsuits! We&#8217;d also like volunteers for any of the following items: A boombox/radio, portable pavilion, trash &amp; recycle bins, and pool toys. <p>Mr. Eads:</p>
<p>I have been asked to respond to your inquiry concerning proposed construction of FM 2499 in Denton.</p>
<p>FM 2499 will be along a north/ south alignment just to the east of Miramar and west of the cul-de-sac on Marquette. This portion of FM 2499 is referred to as Section Five. The proposed project will construct a six lane divided urban roadway with a raised median from FM 2181 to IH 35E. . A urban section is described as a curb and gutter with a storm sewer system.</p>
<p>The proposed crossing of FM 2181 will occur at Barrel Strap Lane. Which is just east of the Denton/ Corinth city limit line. (Mapsco: Denton 84Q, Fort Worth 448Q) Between Old Alton Road and Oakmont. The intersect at IH 35E will be at Mayhill/ State School Road. (Mapsco: Denton 69U, Fort Worth<br />
348U) .</p>
<p>The project has been tentatively scheduled to open bids from contractor&#8217;s in February 2011. Construction usually begins about two months later and I estimate construction would take approximately eighteen to twenty four months.</p>
<p>FM 2499 will continue southward with several other projects.<br />
1. Section 4: construct a four lane divided urban roadway with a raised median from FM 407 to FM 2181. Open bids September 2007. Three to four years to build (bridges crossing the lake).<br />
2. Section 3: construct a six lane divided urban roadway with a raised<br />
median from FM 1171 to FM 407. Open bids July 2007. Twenty four months to<br />
build.<br />
3. Section 2: add fifth and sixth lane from Spinks to FM 1171. Estimated completion date December 2007.</p>
<p>The project schematic&#8217;s showing the proposed alignments is available at <a href="http://www.keepitmovingdallas.com/">www.keepitmovingdallas.com</a>. The subject roadway is located in the FM 2499 section. The files are PDF&#8217;s and some are large. Copies of the schematics are also available at our office, address listed below.</p>
