There have been several requests and questions come in to the architecture committee regarding fences, driveways, and other minor property changes. Many of these activities require permits from the City of Denton. You can see a list of modifications that do and don’t require permits in this document:

Residential Work exempt from Permits:

Retaining wall less than 4’ tall (measured from the top of the wall to the bottom of the foundation)

Accessory structures of one story with a floor area of less than 120 square foot

Pre-fabricated swimming pools less than 24 inches deep

Painting, wall-papering, tiling, carpeting, replacing cabinets, replacing countertops, installing trim and molding, and installing flooring

Swing sets and other playground equipment

Concrete flat-work (not including driveway approaches)

Roof shingle replacement and installation

Decks or structures less than 30 inches in height

Residential Work requiring Permits:

Window replacement and installation

Siding, stucco, brick or stone veneer replacement and installation

Doors – new installation

Water heater replacement and installation

Furnace replacement and installation

Air conditioning condenser replacement and installation

Electrical service, meter, or panel installation

Room additions, such as: sunrooms, enclosing patios, garage conversions, bedrooms, game rooms, patio covers, porches

Fences

Carports

Garage conversions

Wall removal or wall installation

Accessory buildings over 120 square feet

Foundation repair

Under slab pipe repair
